You’re gonna move to Long Beach

…when you see this house. You know what one of my favorite things is? When people hire architects to do remodels on more modestly-sized and priced homes. I think the results speak for themselves. Instead of Home Depot, play-it-safe, nice-enough remodel — you get a complete reimagining of the property. These sellers are long-time owners of the property. The renovations were completed in 2008 and they have all the hallmarks of a “forever property.” 

What’s my favorite part? No doubt, I love yard view — the guest house creates a courtyard feel. The full-height glass with awning windows and unique “V-support” patio structure all give nods to Gregory Ain’s Mar Vista development. Very much unlike the Mar Vista development, this home is spacious at 1900 square feet — almost twice as much as Ain’s designs.

There are really only two negatives — and we absolutely must address them. First off, this is a unique configuration that won’t work for everybody. The 1900 square feet is split amongst two structures, one is 1600 square feet an encompasses 2 bedroom and 2 bathrooms. Then there is a 300 square studio / bedroom. Numbers are approximate, of course. As always, we recommend on checking permits for auxiliary structures. This is a great configuration for a lot of people (when working from home, I vastly prefer workspaces that are detached, or at least on a different level. It’s way less distracting.

Finally, there’s the location. This property backs to Woodruff. That area does get a lot of traffic during commute times. The design convenient creates a front courtyard, shielded from the street. But the backyard is exposed. There are highly-upgraded sound-limiting windows, but this is one where it’s best not to guess — you need to experience the backyard at 5:30PM to really evaluate the noise level. 

This is a gem — the kind of renovation that goes well-into the six figures. It’s hard to replicate — a one-of-one. If you’re looking in Northwest Orange County, this might be the one that seduces you to Long Beach.
