We won’t win any awards for the headline, but it’s true: the second bathroom is the number one most requested feature from our clients on Old Towne homes. Few pre-WWII homes were built with 2 bathrooms (unless it was a mansion). And that brings me to my real point: How do you look at and evaluate homes in Old Towne Orange (and why is this one a good one). It’s not as hard as it sounds.
Most of our clients want similar things: usable yard, 2 baths, decent square footage, and a quiet street with awesome neighbors. They’d usually love a remodeled home that oozes with historic charm, too. Oh, and it needs to be affordable. So…easy stuff 😉 But the dearth of inventory means you must be a big more strategic. And here’s what I mean — take this home as the prime example. It’s not really perfect by any stretch of the imagination. In fact, it’s far from perfect. But I’m looking at the things that either you can’t change (history — if it’s not a historic home and you want a historic home, you should buy a historic home!) or the things that would be expensive to change. So think location — configuration — placement on lot.
And that’s why we like this one. It’s reasonably-priced for the square footage. It offers that crucial second bathroom. It’s on a great street. Where it needs help is in the style department. The 80s oak cabinets need to exit stage left. But we’ve got excellent hardwood floors. And the facade is pretty workable. Oh yeah, and the yard — big by Old Towne standards. The style and aesthetics are the easiest things to correct when you’ve got great bones.
