This home was featured as a sneak-peek two weeks and now it’s finally ready for showing. Perhaps you’ve seen some of the Cliff May homes in the Long Beach Ranchos but the high prices and smaller yards don’t work for you. Maybe you’ve been to several Eichler open houses but payment associated with a $700k+ home is stifling. Or, you might have noticed that there are very few mid-century modern homes in good neighborhoods priced under $600k. If any of these situations apply to you, this is your house!

Many people are interested in the aesthetics of these homes: living rooms filled with light, vaulted ceilings (even in the bathrooms!), bedrooms with floor-to-ceiling windows. But, the secret known mostly to Cliff May home owners is that the real treasure in these houses is how they live. Most people would think a 1231 square foot home will feel small — it doesn’t in these houses. Parties with 30-40 people? No problem! Your guests seemly spill out into the courtyard as it feels connected to the main living area. In this home, that also means pool parties! Speaking a pools, a pet peeve of mine, as an agent, are homes where the pool dominates the yard, taking over the space. One of the huge advantages of a 1231 ft^2 home on an 8000 ft^2 lot is the amount of yard space — it surrounds this home on 3 sides, allowing you to have different area for different purposes. This neighborhood is all single-story as well, so you can enjoy privacy.

Numerous upgrades have been performed on this home. The sellers chose a very classic cork flooring throughout. Also, there is a tankless water heater, upgraded HVAC system, and even a convection oven in the kitchen along with a newer roof and upgraded electrical panel. This home is move-in ready and while there are some upgrades you’ll want to make (I’ll get to those in a moment), you don’t have to spend a bunch of money to begin enjoying this home immediately. There are a couple of area you’ll want to attend to, but you can take your time. The kitchen is functional and does have a newer oven and cooktop, but it could use an eventual rework with new or restored cabinetry. The landscaping is also incomplete. It has been covered so there are no worries about growing a weed garden but it’s ready for the new owners’ design.

The inventory level for mid-century modern homes below $600k is very small right now. With so few Cliff May homes in Orange County, ones in this condition are rare. On a personal note, this home is just down the street from me so this will not just be a home sale, but also the process of getting a new neighbor! We have a great group of folks — with more and more appreciating the design and architecture.
