This is one of those homes that looked awfully familiar. It was the angled front door. This home sold about 5 years ago for $535,000. I remember is feeling like a great deal on a home in a cool location with a ton of potential. I was right. Now it emerges like a butterfly from the cocoon. This is no flip, but a true labor of love by the owners. And it shows.

This home always had great lines, and the mid-century modern preservationist is sad to see the original kitchen go, but reimagining of the space and increase in functionality makes up for it. The lower level living space used to be completely closed off from the rest of the house, save for one small doorway. Now it connects the two main living areas. The kitchen and baths are all redone, but I think my favorite transformation is the backyard. I’d personally like to see a little more plant material, but I love how the seller is capitalizing on the large backyard to provide zones for multiple purposes. This isn’t just space — it’s usable outdoor living areas, each zone has a function. It’s never how much space you have, but how you use it that counts the most. 

Make no mistake, this house isn’t perfect (nor should it be, for just under $900,000 with a Newport Beach address). But you get a lot home for your money. The bedrooms are a little tight and this was actually a much smaller home, originally, with a long-ago addition to get to just under 1500 square feet. But the design is workable and function. This is the kind of home where you take a step back and have a little perspective. Under $900k for a home in Newport Beach, with a great yard, and exquisitely styled.
