Buried Treasure! Consistently (I swear sometimes it seems like 3 times a day) I tell people that there are cool, unique, homes everywhere. And San Juan Capistrano is no exception. I’ve always had a soft-spot in my heart for Spanish contemporary homes. Why? Because I think they are home-grown style for Southern California. When you look around, a lot of the home styles we have are either borrowed (faux-Tuscany or Cape Cod, anyone?) or recycled revivals from another era. And there’s isn’t anything wrong with that, but I think it’s pretty cool that we have a style that naturally fits our surroundings…because it’s native to California.
And this really is an amazing example. I can’t, in good conscience, continue without commenting on the price. It’s high. Really high. This home sold in the beginning of 2015 for $685k. Now the market has moved since then, but I’m having a hard time seeing a 72% increase in value over 3 years. But if there was a house in this neighborhood that would be worth such an increase, it would be this one.
It’s a nice blend of contemporary lines, airy spaces, and traditional Spanish vernacular. But in this context, it appears classic, not dated. By bringing in a wood floor with just a hint of rustic styling — it comes across as appropriate to the house, but also works with the more contemporary styling of the shaker cabinets and stainless Sub-Zero refrigerators. My favorite space is probably the foyer — big wooden doors lead to a receiving hall that would be appropriate in a 4,000 square foot mansion and is a nice surprise in a home of this size. The use of the Spanish tiles is on-point, and by using them in strategic spaces they remain special.
I think the only thing missing here is that the house doesn’t seem finished. The decorating and some of the details (where are the master bathroom mirrors?!@?!@?!) aren’t done. And that’s too bad, because at this price point I think most buyers are expecting and deserve a house that’s pretty close to perfect. Moreover, it keeps the house from really exuding that “wow!” factor — that elusive quality that heightens emotions and offer prices.
