All The Right Moves in Irvine

Yes, we rag on Irvine sometimes. It’s expensive (and not on the coast); some people call it Stepford; and there is a perception that the homes lack style. But, it also has amazing schools…and everything looks nice. Always. Oh, and there are are homes with style. So here we are, and maybe you’re looking for a Christmas miracle with your home budget. This is home I would gladly buy in Irvine if my budget were $1.5M. 

This home was built by the Broadmoor company — they built generally-cool houses in Irvine, San Clemente, Tustin, Orange, and a few other cities. Varying ceiling heights and open spaces are generally a hallmark of their designs. So this home started off with great bones, but it has been polished to a near-perfect sheen with high-quality upgrades that do it well, without overdoing it. 

There’s a point (and we see this a lot in Eastside Costa Mesa), where a home can begin to feel overdone. This one doesn’t. From subtle cues to quality (like solid core doors) to a kitchen that feels luxurious without ever seeming too opulent — this home occupies that wonderful space known as “just right.” 

One of my favorite things about this house, though, isn’t the house at all. It’s the yard. While Irvine offers great schools, planned everything, and a good overall location — it’s not known for its privacy. With mature plants (the hardest things to create in a house that doesn’t have them) it almost completely seals off the yard, giving you the feeling of a private oasis in the middle of Turtle Rock. 

Something that we talk about a lot on here is “cohesion.” This home gets it all right. Great location. Great design. Great finishes. Great schools. Great layout. Great yard. And that’s why it’s worth almost $1.5M.
