Quick Take: What’s Up With That Eichler?

With such limited Eichler inventory — every house deserves close analysis. There is only one photo up, but this is a house I remember from the last time it was for sale. I showed it to one of my buyers, who ended up purchasing 1733 N Shaffer, which coincidentally is also for sale again.

This home is a bit of a conundrum. It’s in a GREAT interior tract location and it does have some upgrades. But as is frequently the case, “upgrades” in Eichlers are not always upgrades. The atrium has been completely enclosed and it the house is positioned a lot like a great room. I think the work was done 10-15 years ago (not by the present sellers). This house is back from the era when Fairmeadow homes were sometimes purchased by non-enthusiast Eichlers. I remember the upgrades are of decent quality — just not for an Eichler home. Copious trim and molding abounds. I do think it might be possible to restore the atrium (and someone recently did just that with a house on Palmdale) but the cost has to be factored into the purchase. And if you do that, the square footage will also be reduced from 21xx to 16xx — I still think it would be worth it.
