I don’t think there’s a higher compliment that can be made about a house. If this were a car, it wouldn’t be a functional SUV or boring family sedan. This would be the E-Class convertible — something purpose-built to be excellent in almost every way and provide easy access to life’s finer pleasures. I went through this property last night, and what really strikes me are the little touches. But more than that — and I’m a big believer in the feel of a house — it just puts out the “good vibes.”

This home is located in a one of my favorite, but very unique developments in Laguna Niguel. You might be looking at the price, square footage, and upgrades and wondering if it is ridiculously underpriced. It isn’t. There is one little secret I want to address — and then I’m going to tell you why it doesn’t matter. The listing agent refers to this home as “detached” — it isn’t. Well, sort of. These homes are grouped together in groups of two. But unlike a condo or other attached home — they don’t share a wall. In the front courtyard, you don’t see any other houses. So while it might look like this home is in a dense neighborhood — once inside the effect is the opposite: an astounding amount of privacy. 

So going back to the house itself. It’s been very nicely upgraded and clearly designed for entertaining. French doors or sliders lead out of all three bedrooms. The kitchen is huge, appointed with a large central island that everyone will congregate around, and is designed for actual cooking, with a 36″ cooktop and dual ovens. But what really makes this house a cut above are something of the unique styling details. The great room is wide open, which is awesome — but sometimes these designs can feel a bit — plain and mundane. here they added a very unique ceiling treatment. The master also has a faux paneled ceiling that makes the room feel special. 

And that’s really the whole message here. It’s a special house — way more special than a mid $800s price would indicate. At 1700 square feet — it’s “right sized” for most situations…generous but never cavernous. And the privacy of the outdoor spaces is class-leading at this price point.
