The Latest Eichler (Another on in the Fairmeadow Tract)

In the last week one Eichler hit the market, one went pending, and another one closed — all in the Fairmeadow Tract. 1780 N Ridgewood sold for $870k — that’s actually $15,000 less than it sold for last year. 1830 N Ridgewood has gone into escrow (it’s smaller than 1780 N Ridgewood and without a pool — so we’re very curious to see the price). Finally, we have this home, which is the exact same model as 1830 N Ridgewood.

Inevitably, we must compare. Here’s what we wrote about that house when it hit the market a month ago. This one does back to Taft Road — and even with all of the doors and windows shut, you can definitely hear the traffic. You can change nearly everything about any Eichler home you buy, but it’s location. With that said, there are some things here that really help mitigate the road — like the gigantic 7-8ft hedge that makes the backyard feel about 100x more private. Speaking of which, this home has a pool in good shape, too.

Inside, it’s not perfect. But I get the distinct feeling this home has always been taken care of. Many of the finish choices aren’t what I would choose and the bathrooms in particular look to need some attention. But the kitchen looks great both in attention to detail as well as overall design. Perhaps the most noteworthy item inside is the reconfiguration of one of the bedrooms and the master bath. A lack of closet space, especially in the master bedroom, is a perennial Eichler complaint. In this home the small bedroom next to the master was commandeered, turning it into a large walk-in closet with…a washer and dryer. The normal laundry area has been replaced with another sink and vanity area. The listing agent mentions how easy it would be to return the house to its original configuration — we would budget that money aside right now.

The $915k question is where this home falls. A beautifully-landscaped, larger, inside-tract home with a pool that was cohesively remodeled just sold for $870k. Is this home worth $45k more? With the identically-priced, same model, 1830 N Ridgewood home going into escrow we may just have to wait and see.
