Why hasn’t this sold yet? (San Clemente Edition)

Time to call a spade a spade. Especially in the upper price ranges (anything over $800k in Orange County), you can’t just put a sign in the window of a shack and expect multiple offers over list prices. You might be hearing a sad trombone, but if you’re a buyer, what you should be hearing are trumpets. This home hasn’t sold yet, and we’re surprised. I could be cheeky and say it’s pictures that…how do I put this nicely (we like to keep our posts positive!)…fail to properly showcase the strengths of this property. This home is that diamond-in-the-rough, the proverbial hidden gem. 

It’s an amazing custom home designed by legendary Laguna Beach architect Chris Abel. This home is a little more understated than some of his later works — and I like it. While very little has been done to it since it was built (probably the real reason it hasn’t sold yet) that also means nothing has been messed up. The lot is over 8,000 square feet — generous by anyone’s standard in Orange County, and downright estately in San Clemente. And there’s a gorgeous ocean view frames by two walls of glass in the living room. This is totally the kind of house that could fetch well over a million dollars with the right tweaks and the right presentation. Lucky for you it has neither. 

Make no mistake…you’re going to have to put money into this one. It’s priced at just under $1M and if that’s the top of your range, it’s probably not the house for you unless you are incredibly handy and have plenty of free time on your hands. But I also think this is one of those houses that worth the effort, the trouble, and inevitable moments of “what did I get myself into.” My biggest fear is that this will be bought by someone looking for a big lot with a nice view.
