Despite what we all wish over here at OCModHomes.com, there aren’t cool mod homes for sale on every corner. Our market in Orange County in very hot right now, especially for detached homes under $600k (the EXACT market that most of our first-time homebuyers are in). As they say, when life hands you lemons, make lemonade!

With many of our clients, we aren’t just looking for the homes that are for sale, we’re looking at the ones that, aren’t. Let me explain. Recently, we’ve had several clients who need centrally-located detached cool mod homes in the $400s. That’s a VERY tight market right now and when these homes come up, they’re often mobbed by buyer
Instead of waiting for the right home to come on the market — we went proactive — doing a full-page mailing identified that we some very interested families who would love to call their neighborhood home. This is great because attracts people who have been thinking about selling, but haven’t put their homes on the market yet. This is great for our buyers because it gets them access to homes not on the market yet and helps them bypass the multiple-bidding circus. The sellers are motivated, too, because they get to sell their home for less hassle and they can save on commission — netting them more money.s who just want “anything” and might not even appreciate the homes. We identified a neighborhood we have a lot of experience in, the Broadmoor Exclusives in Tustin that is a great potential fit for these buyers. These homes have cool rooflines, hidden indirect lighting shelves, and many homes have an unique atrium.
