For me, one of the coolest things in this business is finding new neighborhoods with cool houses we had never seen before. Admittedly, I actually found this neighborhood a few years ago, but there aren’t a lot of homes up there, and maybe one or two come up for sale each year. What I love about these homes is that they basically took the ideas of the 1960s, scaled them up big, and then built them in a premium neighborhood in the hills above Tustin on big lots. Really, it’s a win-win-win and a very hard combination of traits to find. 

The listing describes this as a two-story ranch house. Well, kind of. There’s a neighborhood of homes in Buena Park near Los Coyotes Country Club that were designed by the award-winning firm of Buff, Straub, and Hensman. They were built in the late 1950s and one of the plans was an almost-3000 square foot home with a 2-story living room, just like this one. If these homes weren’t designed by them, they most certainly were inspired by them. 

I like the woodsy, more naturalist bend to these houses, too. Admittedly, this one feels a little inconsistent and a bit unsure of exactly what style its after. That’s a bummer, but it’s also a positive. I’ve long held the belief that I’d rather buy a home that is good but shows poorly than when that shows perfectly and is priced accordingly. Of course, your work and family schedules might have something to do with what works for you. But this home is in that category. It feels like it’s 80% of the way there, but just needs someone with a unifying vision to come in and finish the job. 

And what are you left with when you’re done? A big and beautiful home with wood beam ceilings, walls of glass, and plenty of space on a big lot in the hills of North Tustin. It’s a pretty awesome place to be.
