This is my favorite Eichler home to come up for sale this year. And no, I’m not lying. It’s my favorite, but not for the reasons you’re thinking of. No BS, this home needs a lot of love. It needs a lot love, a lot of glass added back, a lot style, and probably a good chunk of money. But it’s also the most affordable Eichler home to sell in years. And even better, it’s a great location within the tract — the ONE thing you can never change. This is an opportunity for Eichler lovers who thought they had missed their chance to own their dream home to turn back the clock. Especially for those who aren’t afraid of a little hard work.
Let’s get down to brass tacks. Aesthetically, this home has a lot we just can’t love. But every single item is not only fixable, but you will end up with a home better than most Eichlers. Let’s call out the rock — yuck. It needs to be removed (perhaps even repurposed into a landscape element). This will necessitate replacing a fair amount of siding. But, in our experience, many Eichler needs siding replacement where the sprinklers have hit. This way, you’ll end up with brand-new siding. Also, consider the atrium…you may be eligible for a program that will allow you to restore the atrium with virtually no cash-out-of-pocket. The rest of the items are really just typical finishes you’d want to replace in most Eichlers.
This home is exactly what I look for — it looks far worse than it is — but has the most potential. With an expanded master bedroom and interior tract location, this one has the good bones you’re looking for. The last Eichler sold in this neighborhood closed at $905k — and it was about the same size with a single car garage. We know this home isn’t perfect. It needs the atrium restored, rock removed, and some of the finishes are aesthetically-challenged. We have a solution for you and a unique opportunity to perform some of these upgrades without any money out of pocket. I’m going to repeat that, in caps, because it’s so important: SOME OF THESE UPGRADES CAN BE PERFORMED WITHOUT CASH OUT-OF- POCKET. This is like the cherry on top. It’s a chance to have your cake and eat it, too. Most people buy a home for top dollar, only to redo all of the upgrades that weren’t your choice. With this home, the numbers make sense.
